Coral Canyon residents enjoy indoor & outdoor pools & spas, an outdoor wading pool for the little ones, a fabulous fitness center, comfortable clubhouse, basketball & tennis courts too!  There are also 10 miles of walking trails within the community for residents to use.

Homes in the Coral Canyon golf course community are in high demand, especially anything priced under 400k.  Inventory is increasing though so this will give buyers more opportunites to own a home there!  This spectacular community with low HOA fees and fabulous amenities is highly sought after, homes do not stay on the market long. Coral Canyon’s proximity to I-15 and location on the north end of town make it extremely convenient and an attractive option for northern Utah residents.

There is also a neighborhood in Coral Canyon zoned for short term rentals.  This is a wonderful option for the buyer who would like to offset some of the expenses of owning a second home.

  • 1 home sold for between $400,000 and $450,000
  • 1 home sold for between $500,000 and $750,000
  • 2 homes sold for between $750,000 and $999,000
  • 1 home sold for between $1,000,000 and $1,200,000

For a year over year comparison-

The average sales price for a home in Coral Canyon in April 2025 was $807,000 -in 2024 it was $571,167.  Sales prices increased by 41.29% from April 2024 to April 2025.

Given the number of sales, there was about a 7 month supply of homes for sale in Coral Canyon in April 2025.  A healthy market usually has between 5-6 months supply of homes. 

Homes in Coral Canyon sold for 94% of their original listed price in April 2025.

There were 47 homes for sale in Coral Canyon during April 2025 which is  21 more than April 2024.  Keep in mind some of this inventory is “nightly/weekly vacation rental property” not single-family dwellings.
